Welcome to Venice, a city that lures not only tourists and new residents but urban planners, who come to see the results of the much revered original 1920s plan by John Nolen, one of the nation’s first urban planners. Nolen, an urban planner before there was such a specialty, learned from his association with Frederick Law Olmstead, the landscape architect who designed New York’s Central Park, about features that make cities “livable.”
Today, Venice is known for its friendly, small-town feel, its quaint shopping center of low-rise buildings that are primarily in a Mediterranean style, and its lovely boulevard shaded by giant live oaks that extends from downtown to the beckoning beach. The beach, starting at the northern edge of the city where the Venice jetties open a passage from the Intracoastal Waterway to the Gulf of Mexico, extends for miles. Much of it is undeveloped and merges into Sarasota County’s Caspersen Beach Park. Prehistoric sharks' teeth (there is no problem with sharks) are found on the beaches at Venice and Caspersen. Venice has been called the “Shark’s Tooth Capital of the World.”
In addition to the lovely beach, a central park along Venice's main street, Venice Avenue, is the site of concerts, arts and craft shows, and various special events. Throughout the city are neighborhood green spaces and parks, many design features of which inspired architects and city planners working on what is called the "New Villages” concept of city planning.
North Port is south of Venice and is the southern-most city within Sarasota County. It borders Charlotte County to the South.
North Port had a 2000 census population of 22,797. In 2007, that population more than doubled according to Wickipedia to 54,308 citizens. North Port is a rapidly changing and growing City but still prides itself as being a sleepy little town. Over the last several years, the county has added many schools including a state-of-the-art High School with a performing arts hall attached creating a wonderful venue for the public to see many performances year-round.
North Port boasts very good home prices thanks to the ever-present Florida boom and bust cycle in real estate. As of this writing in July of 2009, a brand new 3BR/2B/2CG, 1400s.f. single family home can be found in the very low $100,000’s!

Real Estate Tips
First Time Buyers >The Real Bottom Line
An important part of buying a house is sitting down with your real estate agent or a mortgage lender to get a clear idea of how much you can afford. They will add up all of your monthly expenses, the mortgage payment, insurance, real estate taxes, homeowners or condo association fees--and the grand total can throw you into shock!
The important thing to remember is that the grand total isn't really the bottom line. When you add your tax savings to the equation, you may be pleasantly surprised. During the early years of your loan, almost all of the mortgage can be deducted from your state and federal income tax. The same is true of your real estate taxes. If you use part of your house as a home office, you may be able to qualify for additional tax savings. In some areas, homes with ground floor apartments are popular for offsetting part of the mortgage and offering even more tax savings.
When you make calculations about the monthly costs that include the tax savings, you may find that owning your own home is less expensive than renting a house or apartment of comparable size.
